Is my investment safe if it's not my factory?
Totally. The rental contracts are entered into the property registry.

What happens if the owner sells the factory?
The new owner will respect the existing contract since, having been recorded as a right in rem in the property registry, the rental will become the responsibility of whoever owns the property.

Do I have to deal with any of the arrangements?
Cubierta Solar Fotovoltaica will take care of all the required arrangements.

Am I legally protected in respect of my investment?
Completely, since Royal Decree 1578/2008 protects installations connected to the grid for 25 years as you can see from Chapter III, Article 11, Point 3: “The regulated tariff which is applicable to an installation, in accordance with this royal decree, will be maintained for a maximum period of twenty five years”.

What is the working life of the installation?
The installations have a working life greatly in excess of 25 years, as shown by installations which have been in operation for 30 years. Specifically, the panel manufacturers guarantee that after 25 years, the peak power of the panel will not be less than 80% of its rated power.

Will I receive any subsidy or tax deduction?
In the current year there is a tax deduction of 4% for investment in renewable energy. Check with your local Tax Office as there may be additional deductions depending on your Regional Authority.

What guarantees are provided on the installation?
The developer guarantees the installation for 2 years, in addition to the guarantees on its various components.

What happens if the owner of the factory damages the installation while carrying out roof repairs?
The rental contract stipulates that the owner of the factory must modify their insurance so that the clauses relating to liabilities to third parties cover the installation.
